ImmoGen23 is a SaaS platform that helps real estate agencies generate PDF brochures, marketing texts, social media visuals, and professional agency websites using AI technology. We provide tools — the content you create with those tools belongs to you.
You must provide accurate information when creating an account. You are responsible for maintaining the confidentiality of your password and for all activity under your account. One account per agency — multiple agents can be added within a single agency account. You must be at least 18 years old and authorized to act on behalf of the registered agency.
New accounts receive a free trial (7 days on the Solo plan, 14 days on Agency and Studio) with access to all features. Accounts without a selected plan are limited to 3 property listings. No credit card is required for the trial. PDF documents generated during the trial may include an ImmoGen23 watermark. After the trial ends, a paid subscription is required to continue using the platform.
Paid plans are billed monthly or yearly via Stripe. Prices are displayed in euros (EUR) and include all applicable taxes. Payment is charged immediately upon subscription. Subscriptions automatically renew each month until canceled. You can cancel at any time from your billing settings — access continues until the end of the current billing period. No refunds are provided for partial months.
You retain full ownership of all content you upload or create on ImmoGen23, including property data, photos, generated texts, and PDF brochures. You grant us a limited license to process your content solely for providing the service (e.g., generating PDFs, displaying your website). We do not use your content for advertising or share it with other users. When you delete your account, all your content is permanently removed.
You agree not to use ImmoGen23 for any illegal purpose, upload content that violates third-party rights, attempt to reverse-engineer or disrupt the platform, create fake listings or misleading property information, share your account credentials with third parties, or use automated tools to access the service without permission.
ImmoGen23 uses AI (OpenAI) to generate marketing texts and descriptions. While we strive for quality, AI-generated content may contain inaccuracies. You are responsible for reviewing and editing all generated content before publishing. We are not liable for errors in AI-generated text.
If you enable your agency website, your listed properties become visible on the internet. You are responsible for ensuring that published listings comply with local real estate advertising regulations in your country (including DPE requirements in France, energy certificates, and mandatory legal mentions). You can disable your catalog at any time.
We aim for high availability but do not guarantee uninterrupted service. We may perform maintenance that temporarily affects access. We reserve the right to modify features, pricing, or these Terms with reasonable notice. Significant changes will be communicated via email.
ImmoGen23 is provided "as is". To the maximum extent permitted by law, we are not liable for indirect, incidental, or consequential damages arising from your use of the platform. Our total liability is limited to the amount you have paid us in the 12 months preceding the claim. This does not affect your statutory rights under EU consumer protection laws.
You may cancel your subscription and delete your account at any time. We may suspend or terminate accounts that violate these Terms, after providing notice and an opportunity to resolve the issue when possible. Upon termination, your data is handled according to our Privacy Policy.
These Terms are governed by the laws of the European Union and the Republic of Bulgaria. Any disputes will be resolved in the competent courts of Bulgaria, without prejudice to your rights under EU consumer protection regulations to bring proceedings in your country of residence.
